Use a pre-emergent like Spartan, it kills the weeds as they germinate, this prevents them showing up. Only use bow and arrow on weeds if they do show.

Like you, I have one but not the other. Would love to get a sample of Tiftuf for my collection lol. As far as I heard, T31 is more resistant to winter kill allowing people further North to have bermuda. And less winter kill in the transition zone. US here. But it doesn't mean it will stay green longer, no. I mean, considering what I read and heard, no. Actually, many tif cultivars will stay green in a mild winter when t31 might go dormant. But if in a cold climate you might lose your tif. Its that very mechanism of dormancy that protects the t31. Somethin like that lol. But, T31 has slower growth, better color, less agressive, less drought tolerant, better density, less tatch.... you choose your pick. They're definitely different. But very similar lol. Hahahahaha I have t31 in the front and struggling with some issues. Drought, shade, nematodes, etc. I wish zoysia was available here, I mean the newer cultivars like Stadium or Primo. Amazing stuff. I have samples, but too slow to try to spread. lol
